The median sales price is now $420,000, reflecting a slight 1.2% decline, while the median price per square foot has dipped to $199, down 1.0%. Homes are staying on the market longer, with the average days on the market rising to 46 days, a 31.4% increase.
The total dollar volume of home sales reached approximately $1.91 billion, marking a 23.1% decline, while closed sales dropped 22.8%, totaling 3,645 transactions. Meanwhile, the monthly housing supply has climbed to 4.1 months, a notable 64.0% increase, indicating a shift toward a more balanced or even buyer-favorable market.
